This project’s scope included engineering design for a 3-story, 81,000 SF office condo building located in Charlotte’s historic South End neighborhood. LEED Silver certification was targeted and achieved for the building’s shell and core. Special engineering systems in the design included solar thermal water heating and LED lighting in the parking garage. As part of the project, we designed 16,000 SF of upfit space on the third floor for our company’s primary headquarters. An 8.4KW solar PV system was installed on the rooftop, as well as a solar thermal system using evacuated tube technology, with the goal in mind of educating visitors and clients on these sustainable technologies. Upon completion, Optima’s office within the building achieved LEED Platinum certification. Other sustainable features in the design include interior skylights and a sophisticated building management control system (BAS), incorporating lighting controls with HVAC and occupancy sensor systems.
