The project consists of a new five story office building with a total square footage of approximately 180,000 square feet. This building was to provide services for a new regional call center with 300 seats Auditorium, business review meeting rooms, conference rooms, general office spaces, and employee amenities ranging from a three lane bowling alley, aerobics work out rooms, to a full service catering kitchen with three separate café service lines. The mechanical systems were comprised of two roof top units and two indoor semi custom air handlers, heating cooling was provided by high efficiency air cooled chillers, and high efficiency condensing gas fired boiler for morning warm up heating loads. The electrical distribution included a raised floor system for reconfigurable space layouts in the future, and potential upgrades. The lighting system was multiple facet approach utilizing fluorescent and high efficient LED lighting over a large range of different type of fixtures. A lighting control system was provided for timed operation of the lighting system, along with selected dimmable fixtures for energy reduction. A standby generator was provided for complete building system backup. The plumbing system provided high efficiency condensing water heaters and low flow plumbing fixtures for locker rooms and toilet rooms.
