Optima served as the Engineer of Record for the design of a 38,000 SF, two-story office building that, when completed, will be the new City of Charlotte Fire Department administrative office headquarters. Beyond administrative spaces, the facility includes high-occupancy conference and training rooms for the department. The project team was required to meet the City of Charlotte Policy for Sustainable City Facilities across all aspects of the design, including mechanical, electrical, plumbing and fire protection systems. One part of this required the provision of a full building energy model meeting the requirements of North Carolina State Statute GS 143-135.37 (referencing ASHRAE 90.1-2204, Appendix-G Performance Rating Method). The energy model was updated at the Schematic Design, Design Development and Construction Document project stages in order to continually verify the building’s energy performance.
