Charlotte Premium Outlets is a joint venture of Simon and Tanger Factory Outlet Centers. The center is located on 42 acres in Southwest Charlotte is just under 400,000 total square feet and more than 100 outlet stores. This is the first of its kind in the city and it offers upscale shopping at an outlet price. Optima designed the Mechanical Systems, Plumbing, Fire Protection and Electrical. As this is an open air mall concept, the 9 retail buildings are complimented by highly detailed hardscape areas, with decorative lighting, fountains, and an outdoor fireplace. Much of the exterior lighting incorporates new LED technology to minimize maintenance costs and maximize energy savings. The project was designed with a campus wide lighting control system that is programmable from a single location in the mall office. Hardscape emergency lighting utilized the decorative LED wall sconces and centrally located inverter systems. The mechanical design includes 16 common/public area rooftop units and 180 tenant units. Energy recover units where utilized in the design for all public bathroom exhaust providing energy savings. Each tenant was provided a specific square foot per ton to satisfy the HVAC requirements for each space. This project was designed with energy efficiency and flexibility in mind due to varying needs of current and future tenants.
